Corrody Cottage

Terms and Conditions

1 The property known as Corrody Cottage (“the Property”) is offered for holiday rental subject to confirmation by Mr

& Mrs N Hutchinson (“the Owners”) to the renter (“the Client”).

2 To reserve the Property, the Client should complete and sign the booking form and return it together with payment of

the initial non-refundable deposit (£50.00 per week). Following receipt of the booking form and deposit, the Owners will

send a confirmation statement. This is a formal acceptance of the booking. Unless the Owners hear from the client within 7

days of issuing the confirmation, the Owners will assume the Client is satisfied with the arrangements and the contract will

take effect.

3 The balance of rent is payable not less that 4 weeks before the start of the rental period. If payment is not received by

the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain

liable to pay the balance of the rent unless the Owners are able to re-let the Property. In this event clause 5 of these booking

conditions will apply. Reservations made within 6 weeks of the rental period require full payment at the time of booking. For

payments made by bank transfer, the Client is responsible for all bank charges and this must be adjusted for in the transfer


4. A security deposit of £50 is required in case of ,for example, damage to the Property or its contents. However the sum

reserved by this clause shall not limit the Client’s liability to the Owners. The deposit will be payable with the balance payment.

The Owners will refund the deposit within two weeks after the end of the rental period subject to deduction of any losses

which will be accounted to the Client.

5 Subject to clauses 2 and 3 above, in the event of cancellation, refunds of the amounts paid will be made if the Owner

is able to re-let the Property, and any expenses or losses incurred in doing so will be deducted from the refundable amount.

The Client is strongly recommended to arrange a comprehensive Travel insurance policy (including cancellation cover) and to

have full cover for the party’s personal belongings since these are not covered by the Owners’ insurance.

6 The rental period shall commence from 3pm on the first day and finish at 10am on the last day. The Owner shall not

be obliged to offer the accommodation before the times stated and the Client shall not be entitled to remain in occupation

after the time stated.

7 The maximum number to reside in the property must not exceed that stated on the booking form.

8 The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy

condition at the end of the rental period. Although a final clean is included in the price, the Owner reserves the right to make

a retention from the security deposit to cover additional cleaning costs if the client leaves the Property in an unacceptable


9 The Client shall report to the Owners, without delay any defects to the Property or breakdown in the equipment, or

appliances in the property, and arrangements for repair and/or replacement will be made as soon as possible.

10 Prices quoted are per week not per person. Prices do not include travel to and from the Property. Arrangements for

this must be made separately.

11. The Owners shall not be liable to the client:

-for any temporary defect or stoppage in the supply of public or private services to the property, nor in respect of any

equipment or appliance in the property.

-for any loss, damage or injury which is the result of adverse weather conditions, riots, strikes or other matters

beyond the control of the owners.

-for any loss, damage or inconvenience caused or suffered by the Client if the property shall be destroyed or

substantially damaged or become unoccupiable for any reason whatsoever before the start of the rental and in any

such event, the Owners shall, within 7 days of notification to the Client, refund to the client all sums previously paid

in respect of the rental period.

-for any loss or damage caused by the Clients use of the accommodation or amenities or to the Clients vehicles or

belongings. The Client accepts that the use of the facilities and the presence or effect of the naturally occurring flora

or fauna are entirely at the Client’s risk.

12 Under no circumstances shall the Owners’ liability exceed the amount paid in respect of the rental period.
